Views

Podere Palazzo sits atop a hill with 360 degree views of the complex landscape formed by a unique geological history, Etruscan settlements, and medieval towns with their rich tapestry of cultivated fields.

To the east, the lush woods of the Monte Rufeno Regional Park, composed of a mixture of oak, elm and pine trees, descend to the valley of the Tirolle River below. At the southern end of the park are working farms with olive groves and cultivated fields overlooking the valley of the Paglia River.

The view to the southeast expands dramatically across the Paglia Valley and the volcanic plateau beyond where the town of Acquapendente and the crater of Bolsena, the largest volcanic lake in Europe, can be seen. The valley is rich with vineyards, olive groves, and sunflower fields, all beautifully framed by the lush vegetation of the plateau.

The town of Proceno sits on a tufa rock directly south of Podere Palazzo, surrounded by fields typical of the Alta Tuscia region. To its west is Monte Civetta overlooking the Paglia Valley and the Roman road known as the Cassia, which is still used today as a main thoroughfare. In addition, the Via Francigena, the medieval pilgrimage route connecting Canterbury to Rome and Jerusalem, passes through the valley. Pilgrims still follow this ancient path.

Directly west of the house is a nearby hill which offers more cultivated fields and the view of other restored poderi. This strategic hilltop was the site of an Etruscan settlement.

The views to the north are unique: a picture book valley with stone farmhouses and a system of cultivated fields, pastures and oak woods, topped by the medieval town of Trevinano with Monte Cetona beyond. The serenity of this valley takes you back in time and is so soothing to the eyes that you might just want to sit down to take it all in.

House

The house, an old stone farmhouse from the late 1700’s, was part of a rich system of poderi that cultivated the land for the noble landowners from the nearby towns of Proceno and Trevinano since the middle ages. Abandoned since the 1950’s, it was purchased in 2005 and fully restored in 2006-2007 with the goal of preserving its beauty and its rightful place in the landscape, while converting it into a residence with all modern comforts. The restoration was a labor of love which combined an ambitious design with the passion and talent of local craftsmen who worked non-stop for one and a half years to bring Podere Palazzo back to life. The structure has been restored in the traditional Tuscan style reusing the original stone and other materials, complemented with new terracotta bricks and chestnut beams, all manufactured locally and by hand.

Grounds, Garden, Pool

The grounds encompass four acres carved out of several hundred acres of sheep pastures and woods. An old existing pond south of the house was restored to become an open air cistern fed by a deep well for the new irrigation system. By taking advantage of the century old oak trees around it and by creating a new gravel terrace overlooking the Paglia Valley below, the pond is now a restful and shady oasis with hammocks for relaxing on hot summer days. A newly planted olive grove, with over 60 plants right beneath the pond, restores Podere Palazzo’s former agricultural glory and beauty. Cypress and elm, wild pear and apple trees, wild plum and rose bushes define the driveway from the main road.

The pool is built with a double infinity edge to allow for the full enjoyment of the surrounding views. It measures a generous 5 x13 meters [16 x43 feet] and has a comfortable shallow area for children and non- swimmers. It is flanked by a large stone patio with comfortable sun beds for tanning, reading, or napping.

Living, Dining & Library

The main entrance to the house features arched French doors which open into a large and comfortable living room with views of the medieval town of Trevinano. It is furnished with two large sofas set in front of a large, modern wood burning fireplace and across from a credenza with satellite TV and DVD player, as well as a stereo with an MP-3 player connected to a built-in sound system.

The dining room shares its views of Trevinano with the living room and has arched French doors opening onto a patio which overlooks the infinity pool and the verdant woods of Monte Rufeno across the valley. The dining room seats twelve around a rustic table and includes a sitting area with library.

Portico & Kitchen

From the dining room, down a bright hall that accesses a portico and a powder room, there is a modern gourmet kitchen with travertine stone counters and sink, gas cooktop, oven, refrigerator with freezer, microwave, dishwasher and washing machine. The kitchen island generously provides seating for five. A set of French doors opens onto a large portico for al fresco dining. All the windows and doors have southern and eastern exposures that fill the kitchen with light throughout the day.

A special feature of the house is a 10 meter (30 foot) long portico with stunning views of Monte Rufeno and the valley of the Paglia River. The custom stone table which seats twelve is a great place for breakfast, lunch, or dinner. A wood-burning fireplace allows for outdoor cooking. There is also a comfortable seating area that is the perfect place for reading a book or sipping a glass of wine.

Bedrooms & Baths

All bedrooms have ceiling fans, built-in closets, and plenty of drawer space. On the first floor is the bedroom Amiata with a king size bed and a large en suite bathroom with wheelchair accessible shower. With windows facing pastures, ravines, and hills to the west, this bedroom is especially convenient for anyone who may have difficulty climbing stairs.

There are four bedrooms on the second floor. Bedroom Rufeno has a king size bed and luxurious private bath with a shower and a free standing bathtub. It has exceptional views of Trevinano and the regional park across the valley.

Bedroom Proceno has a king size bed, a fireplace with sitting area, a private outdoor terrace and entrance. The bathroom has a spacious shower and two sinks. In addition to views of Monte Rufeno, it offers a spectacular panorama of the valley of the Paglia River, Acquapendente, Proceno, and in the distance the profile of the caldera of Lake Bolsena.

Bedroom Trevinano has a king size bed with sitting area and features unspoiled views of Trevinano looking up the valley as well as pastures, hills, and ravines below. Since the room is exceptionally large, an extra single bed can easily be added to accommodate an additional person. Adjacent is a large full bathroom with separate shower, bathtub, and two sinks which is shared with Bedroom Cetona.

Bedroom Cetona is a cozy room equipped with two twin beds. It has windows facing south and west and shares a bathroom with Bedroom Trevinano.

Podere Palazzo is less than two hours north of Rome and about one and a half hours south of Florence by car. From both major cities it is an easy drive on the A1, the main north-south highway. It is also about an hour from the major cities of Siena and Perugia, both of which have airports. In addition, Podere Palazzo can be reached by train from Rome or Florence. The closest stop is Fabro, which is about 20 minutes from the house, but if you want to rent a car you should use Chiusi or Orvieto which are both 30 minutes or so from the house. Next door to Daniela. This is a good place to get a morning cappuccino and a cornetto or a gelato in the afternoon or evening. A wide assortment of European newspapers and the International Herald Tribune can be purchased here. The outdoor cafe has a nice view across the piazza to the valley below.

Trattoria Vinosus
This restaurant is considered one of the best in the area and is especially known for their exquisite wine selections. The owner Luca will guide you personally through the wine list and the chef Rita will delight you with typical Umbrian recipes with an updated touch. It is located right next to the beautiful gothic cathedral of Orvieto and In the summer you can eat outdoor on their terrace with a lovely vista of the impressive black and white marble flank of the cathedral (Moderately expensive)

Charlie
This is one of the most popular spots in town for pizza and personally we think they make some of the best pizza in central Italy! The restaurant/ pizzeria has a beer garden style courtyard for outdoor dining in the summer and a spacious interior during the rest of the year. It can be hard to find a table especially on weekends but it is worth the wait! Their appetizers of cold cuts and local delicacies and cheese are always very satisfying and their dessert called “sbrisolona” just perfect! The atmosphere is relaxed and casual and the service very informal. Located a couple of blocks rom the Piazza della Repubblica (Fairly inexpensive)

Osteria del Grillo
This restaurant is not in the center of town but just above the train station in Orvieto Scalo. While the location is not ideal if you are touring the old town, the food is outstanding. They do not serve any pasta but only fresh and beautifully prepared appetizers and delicious local organic meats. The restaurant in fact has a butcher counter where you can pick your own cut of meat and have it roasted on the spot in the wood burning oven. Yum said the vegetarian! The place is full of locals and the wine list, while not extensive, is delightfully local (Moderate)

Il Pozzo Etrusco
Orvieto has many good and established restaurants but this one is one of the most authentic, genuine and a relatively newcomer. Serving great traditional recipes with the freshest ingredients and a special touch. Friendly service, great street side experience (Moderate)

This 12th Century Franciscan Monastery has been converted into a hotel and gourmet restaurant and is a self-sustaining community for recovering drug addicts. It is worth a visit just to see the monastery and its art but it is also a wonderful place to have dinner and support a good cause. Make a reservation and be sure to get a tour. Plan a stop in Cetona before your visit and take a beautiful walk toward the highest point in town to see intimate views of the unique landscape that has made this town a haven for the rich and famous. You are in good company as you admire the landscape-Valentino has a house here (Expensive, reservations needed)

Il Sobborgo
Refined local cuisine served in the well restored cantinas of an old building on the main piazza or under a pergola in a secluded alley. Either experience is delightful. Don’t forget to take a stroll before or after dinner in the street of beautiful medieval Cetona. A snack bar part of the same establishment serves good ice cream and drinks on the piazza (Moderately expensive)

Known for its pecorino and its piazza, the mother of all Renaissance piazzas, this delightful, not to be missed town in the magnificent Valley of the Orcia River is also home to the unique 'small plate' Tuscan style food served here. This is simple tasty peasant food prepared with love by its charming owner who does it all, including telling you what to order (Moderate)

Located in a beautiful Piazza at the center of town. The atmosphere is delightful and in the summer months you can eat outdoor al-fresco. The food is always fresh, wonderfully prepared and very local and seasonal.

La Grotta
Just outside of Montepulciano near the church of San Biagio. Considered one of the best restaurant in the province of Siena. It offers exquisite food that is refined and inventive with local and genuine ingredients. Good service and a great selection of wines. The patio next to the beautiful church of San Biagio is delightful in the summer months and the entire experience of eating here is memorable (Moderately expensive)
