The location is perfect for your Italian getaway, allowing you to discover one of the most genuine regions of Tuscany. Within 30 minutes there are a variety of historical and interesting places to visit: 10 minutes by car from one of the most breathtaking Tuscan beaches, 20 min to Argentario with its rocky coast and the lively towns of Orbetello, Santo Stefano and Porto Ercole, 5 min to the Medieval hamlet of Capalbio, 5 min to the enchanting garden of Niki De Saint Phalle.

All rooms are flooded with light thanks to the numerous French windows. The villa is spread out over three floors looking out over 20,000 sq.m. of gardens and orchards. The central portion of the house is made up of a large, open space double floor living room that's dominated by a modern fireplace centering the whole composition. The dining room is spacious with a table that seats 12 as well as a pool table. On the same floor we find the house’s large kitchen, with a working fireplace, a grill, 5 burners, an oven, a dishwasher, a large fridge and a table that seats 14 facing an outdoor living space with BBQ and table for 12. The main on the ground floor is from a small hallway with a studio corner and a powder room. A door introduces into a gorgeous living room with many sought corners each furnished with very stilish elements. In each conrner you'll find a large sofa and in front of you going down 5 steps the area with an impressive in stone fire place, surrounded by largest french windows, featured by a stunning view on the Maremman landscape. From the huge living room you can have access on the left to the kitchen and to a superb shady patio, immersed in a garden profumed with herbs and fruit trees. Under the patio there is a longest table for about 20/25 seats. On the opposite side you can find the well lit dining room with a large table capable of seating up to 12/14 guests.

Coming down for 15 steps we reach the large and comfortable basement that open on a large welcoming living featured by a wooden floor, outfit with a comfortable sofa, a wide screen tv ideal for films, 2 double bedrooms each with its own bathroom with shower. On the same floor accommodations for staff equipped with a twin bedroom and ensuite bathroom.

First Floor

Coming up through the stylish iron staircase we find a corridor that give access on the left to the master bedroom with a private bathroom and beautiful view of the countryside. Next to it another double bedroom with ensuite bathroom with a shower and a canopy bed. A third double bedroom ideal as children room has two twin beds. These two rooms share a bathroom with a shower.

Exterior

The external pool area is set up in a great location fully surrounded by olive trees, an extensive lawn, a wonderful view on rolling hills. The pool area is equipped with chairs and chaise longues, a wide pergola for an al fresco lunch, close to the pool you can find also a well equipped gym with a cloack room, sauna and a shower.
