Villa Appia is steeped in history. Built as a holiday villa for Italian nobility in the eighteenth century, it is located on three hectares/7.5 acres of a private park less than twenty minutes from downtown Rome.
Even the road where the villa is located, the Via Appia Antica, has ancient roots. Villa Appia is a completely restored section of the Via Appia, one of Rome’s early and most strategic roads that ran from Rome to Brindisi. Recently the road has been completely restored and passes through the Park of the Appia Antica, a natural and archeological area that includes the first 16 kms of the ancient consular road. Along the this incredible walking area, you can find many archeological sites dating back to the Republican and Imperial age. Every Sunday and on holidays the whole area of the Park, is closed to traffic and it becomes Rome's largest pedestrian zone. It is an incredible experience walking around by foot, bike or even by horse! The centre town of Rome with the rest of its million things to do and see is less tahn 10 kms away.
The private park of the Villa Appia is surrounded by pines, cypress trees and olive groves. Avenues of trees along stone walkways bisect the grounds, shrubs define garden beds and potted trees line stone footpaths. The landscaping gives the garden a formal appearance that creates a sense of order and calm. The garden area includes a ten by four meter pool and solarium with sun beds and lounge chairs. A large gazebo can be utilized for entertaining large groups.
Completely restored and refreshed, the villa’s architectural “bones” have been preserved reflecting its grand past. The interior reveals richly furnished and appointed rooms with a polished décor. The spacious living room has a cream and gold color palette with fine hardwood flooring and access to the gardens. Classic sofas in cream brocade and ornate occasional chairs offer comfortable seating. An informal multipurpose room that could stand in as a library, study or office has brocaded wall treatments, comfortable leather chairs and sofa and a massive stone fireplace. A gracious formal dining room with faux frieze wall and ceiling treatment seats twelve around an in-laid wood oval table. A bright and spacious winter conservatory with vaulted ceilings offers a pleasant place to relax or chat with access to the gardens. There is a new, well-equipped and modern kitchen for staff use only.
Villa Regina Antica has six bedrooms, each with private bath. In addition there is a staff apartment.
Villa Appia's park-like grounds combine a rustic haven with a historic setting, and its privileged location within twenty minutes of the downtown area of Rome. The large villa is well suited for weddings, retreats, family vacations or holidays spent with friends.
Villa Appia is based on three levels. The villa is fully air conditioned and it has just been completely refurbished. There are 6 bedrooms in the house (4 suites on the second floor and 2 further bedrooms on the third level), all of them with private bathrooms for a complete privacy. Each suite is furnished with elegant and sophisticated furniture in typical Roman fashion.

Ground Floor
All the ground floor is dedicated to beautiful and spacious communal living areas: abundant sofas and armchairs are in the winter garden with a direct access to the garden, a further living room, a dining room with a precious in laid wooden table fit for more than 12 people, a largest full bathroom for the common areas, a brand new and fully equipped kitchen with store and office (the use of the kitchen is allowed only to a professional staff). The ground floor is also connected to a garden where is the access to the staff apartment.
Second Floor
A 25 step staircase will lead you on the second floor. A long hallway give access to 4 suites with ensuite bathrooms. 3 double bedrooms face on a large terrace with a panoramic view overlooking the property and the park.
Third Floor
A 20 step staircase leads to 2 bedrooms (a twin and a double bedroom, each with its private bathroom) Being on the Attic level, these bedrooms are recommendable for children or young people.
